When I stepped back into CARME properties & MAF Ltd properties, there were seven empty properties, one commercial and six residential , and in five months all these properties were rented out and the turnover was doubled. With refurbishment of these properties, the rental income increased and in one case went from £950 a month to £1355 a month. The next problem was to sort out the debt, of the loans and mortgages. This was reduced by almost half in 12 months and less than half in 14 months.

When undertaking the refurbishment of commercial properties for retail use, and the transformation of a commercial property into a penthouse, one needs to have an understanding of fire and sound regulations and how this cost will impact on the overall budget.

Seven commercial properties referred for retail use, some of these have been done with a large budgets and some of them have been done on the bare minimum, it becomes interesting to see how you can make a property look good for very little money, it just takes imagination.

Due to the manner in which properties are taken care of,  plus the way tenants are given a service and treated like customers,  I have had tenants comment that "they have never had this level of service from a Landlord before”.
