When refurbishing a property for rental, you do not need to spend a fortune and you do not need to replace everything in the property, a property needs to be clean, in good condition and most importantly feel like home. You are trying to achieve the highest rent you can get and most importantly, have the tenant what to stay for as long as possible, for ever time you have to get a new tenant in it cost you money.

This property was in very bad condition, the driveway was covered in moss and weeds. The garden area was covered in weeds and the brickwork on the outside of the property had gone black. The outside of the property and drive way was jet washed and the garden area was re-planted with grasses and cordyline plants.

The kitchen was in terrible condition and had to be ripped out, along with the boiler that had rotted. A new kitchen had been installed along with new tiles and flooring, a new boiler and new radiators throughout.

The bathroom was not in bad condition, it was just dated, so it was redecorated, the hole property was given new flooring. All the curtains were replaced, with blackout curtains in the bedrooms.

To finish this property a new fuse box was fitted to coincide with the EIC report regulations, and all the lights were replaced with LED lights, and USB wall sockets in the kitchen.

The rent was £925, was the work was fininshed the propery rented for £1355 a month
 

Commercial properties refurbishment are most enjoyable to do, as at the end of the refurbishment you have feedback from many people on how the property turned out. This is one of 7 commercial properties I have had the pleasure to work on.

This property was rewired, new flooring, falls ceiling, air-conditioning was fitted, LED lights, CCTV cameras, partitions for offices and changing rooms.

This two bedroom flat have been rented out for over 20 years and was looking tired and unloved.

So it's time it went through a refurbishment, with the kitchen being refurbished and a new bathroom, new boiler, new curtains and carpets throughout.

This property always felt cold to me, so I felt it is important to inject some warmth in the colour to make the property more like a home.

This was not about spending a fortune on doing a property up, this was about looking for quality products at sale prices, so it added value to the property.
